LOX Funding provides access to information regarding private money lending products for real estate investments (e.g., Fix & Flip, DSCR, Construction). The information on this Site and use of the calculators are for informational and estimation purposes only and do not constitute a commitment to lend or a guarantee of loan approval.

3. Loan Application and Pre-Approval

• Application Data: All information submitted through the application or contact forms must be accurate and truthful. Providing false information may result in the immediate denial of any application.
• No Commitment: The issuance of a term sheet or pre-approval letter is conditional and does not represent a final loan commitment. A final commitment is contingent upon full underwriting review, appraisal, and legal due diligence.
• Fees: Certain third-party fees (e.g., appraisal, background check, legal) may be required upfront and are non-refundable, regardless of whether the loan closes.

4. Use of Calculators

The LTV and DSCR calculators provided on the Site are for estimating purposes only. The results are based on the inputs you provide and hypothetical assumptions. Actual loan terms, ratios, and rates will differ based on the full underwriting of the property and borrower profile.

5. Intellectual Property

The content, logos, branding (including "LOX Funding" and the color scheme), and design of this Site are the property of LOX Funding and are protected by copyright and intellectual property laws. You may not reproduce, distribute, or use any content without express written permission.

6. Limitation of Liability

LOX Funding and its affiliates shall not be liable for any direct, indirect, incidental, or consequential damages resulting from the use or inability to use the Site or for the cost of procurement of substitute services or resulting from any data or information obtained or messages received or transactions entered into through the Site.

7. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the state where LOX Funding is headquartered, without regard to its conflict of law provisions.
